The project commenced as a PPP Design, Build & Finance competition, two stage process in which P. Elliott & Company was successful with its bid. As part of the PPP process the successful developers, P. Elliott & Company, were to provide the LGMSB with office and the developer was able to build and sell the residential portion of the development.
The development consists of the following elements;
- Five Storey Office Building fronting onto Usher's Quay
- 85 Apartments
- Basement Car Parking
Energy efficiency is a principal design concern at the Mellowes Quay development. The floor slabs soffits are utilised in the heating and cooling of the internal environment by the provision of embedded pipe work circulating water at varying temperatures. Low level mechanical ventilation is provided throughout the office as required to maintain a fresh environment for the occupants.
