P. Elliott & Company Ltd. were awarded the Jamestown Road project in 2006 by Dublin City Council after a detailed PPP building process. Planning permission was initially granted for the development in June 2007. A number of subsequent appeals delayed the scheme but An Bord Pleanala granted planning permission in May 2008. Work on this project will commence in the current year
This is a Public Private Partnership project with Dublin City Council and represents a landmark in providing social & affordable housing in an urban regeneration context. It will create a living environment for 300 families on a brownfield site in a well established low-density residential area.
Key features of the development when complete will include;
- Total development area of 28,500 square metres
- 300 no. residential units comprising 1, 2, and 3 - bedroom apartments, and individual houses, 200 of which will provide affordable housing
- Neighbourhood centre and crθche
- 158 underground car parking spaces
- Individual retail units
- Preservation of a protected structure - the 22 metre brick chimney- as a feature of a new civic square
Sustainability is a key theme of this development. The re-use of an industrial site for the purposes of creating a new residential district in the city represents a significant contribution to the concept of sustainability. Specific environmental features will include;
- Recycling of demolition materials as hard-core for foundations
- Use of materials from renewable sources or re-cycled constituents
- A 22% improvement on the HER required by the Building Regulations
This is a prime example of the ability of P. Elliott & Company Ltd. as a developer and constructor, to deliver sustainable PPP projects, and contribute in a meaningful way to the improvement of the Capital City.
